What’s fuelling Victoria’s ‘complex’ rental crisis
Victoria is facing a “rental crisis”, with Melbourne experiencing the country’s biggest drop in rental listings over the past year.
Proptrack’s report for the September Quarter found rental listings have fallen by 32.8 per cent year-on-year, while potential renters per listing have grown by 45.8 per cent.

CEO of Tenants Victoria, Jennifer Beveridge, says it’s not just low income earner who are being affected.
“It’s also increasingly affecting people on middle incomes,” she told Neil Mitchell.
Ms Beveridge says there’s been “a confluence of factors” fuelling the crisis.
“We started with internal migration that happened during the pandemic, we’ve since had floods — that displaced a lot of people — we’ve got migration rates starting to increase, we’re hearing more and more about the return of international students, a range of people have taken advantage of the hot property market last year and sold their properties that perhaps were available for rent,” she said.
“It really is a very complex situation.”
